1The Challenge
In late 2023, Fab Ceylon, a well-established cafe brand from Kandy, set its sights on expanding to Kurunegala with something never before seen in the city — the first-ever sky lounge dining experience. The challenge? Securing the largest restaurant lease deal in the city — a massive 8,800 sq. ft. property — and ensuring the grand opening happened within a strict timeline. Since the property was still under pre-construction, negotiations had to be meticulously handled to meet operational deadlines and secure favorable terms.
2Our Action
Karalliyadda One (Pvt) Ltd stepped in to: Identify and secure the ideal location. Lead high-stakes lease negotiations. Coordinate with the developer to ensure construction aligned with the client's opening schedule.
3The Result
Thanks to our negotiation strategy, the lease was signed on 28th December 2023, and Fab Ceylon Kurunegala opened its doors on 14th February 2024 — just 6 weeks later — making history as the city's largest restaurant and premier sky lounge destination.
